Wentzville, MO 63385 · Exterior · See all our Wentzville work
There is a cul-de-sac in Wentzville where we have now painted four houses. Not four jobs for one customer — four separate families, on the same short street, over three years.
Nobody planned that. It is just what happens when the crew is parked on a street for a week and the neighbors can see the work from their driveway.
How it started
The first house on Grayleaf Court was spring 2023 — a spray-and-rollout finish, $4,689.
I will be honest about something here, because it is a lesson we learned the hard way. That first job is written up in our records as two words: “rollout finish / sprayout.” No product, no sheen, no surfaces listed. We know we did it and we know what it cost. We could not tell you today which paint went on that house.
That is on us, and it is why every quote we write now names the brand, the product, the sheen and the exact surfaces. If your painter cannot tell you what he put on your house two years ago, he cannot match it when you need a touch-up.
The second house — fall 2024
A neighbor a few doors down, $3,776, and this one is documented properly.
We broke it out by element rather than quoting one lump number: all the window and door wood trim on the front of the house, $1,352. The front door, $749. The garage doors and shutters, $1,676.
Everything in Sherwin-Williams Duration in satin. Full prep — pressure wash, scrape and sand off anything loose, caulk the cracks in the wood trim, prime every bare spot, tape the window panes, plastic the windows.
Quoting it by element matters. The homeowner could see exactly what the front door cost versus the garage doors, and decide.
The third and fourth houses — summer 2025
Two more, three months apart.
One was hard siding — wood, composite or fiber cement — in Duration matte, $3,350 after a $500 discount. Front door, garage door, gutters, soffits and fascia were all excluded and said so in writing.
The other was $3,850: all the white particleboard trim, the trim around the front door, the front door itself, a ding repair on the small garage door, and the shutters for $250. Duration flat on that one.
Worth noting — that fourth quote has no pressure wash line on it. Prep started at scrape and sand, because the surfaces did not need washing. We do not charge for a step a house does not need.
What a street like this tells you
Four houses, three years, one product family. Every one of them exterior, every one of them Sherwin-Williams Duration, in three different sheens depending on the substrate — satin on wood trim, matte on hard siding, flat on particleboard.
If you live on Grayleaf Court and your house is the one that has not been done, you already know what our work looks like. Go stand in your neighbor’s driveway.
Common questions
What does exterior painting cost in Wentzville, MO?
The four houses on this street ran $3,350, $3,776, $3,850 and $4,689. Across all 33 Wentzville projects the median is about $5,492, with exteriors generally landing between $3,000 and $6,000 depending on how much of the house is included.
Which sheen should exterior siding be?
It depends on the substrate. On these four houses we used satin on wood window and door trim, matte on hard siding, and flat on white particleboard trim. Flatter sheens hide surface imperfection; satin sheds water better and wipes cleaner on trim.
Do you always pressure wash before painting an exterior?
No. We wash when the surface has dirt, chalk or mildew that would stop paint from bonding. On one of these four houses prep started at scraping and sanding because washing would not have added anything. You should not be charged for a step your house does not need.
Do you offer a discount if neighbors go in together?
We have discounted work on the same street, including a $500 reduction on one of these houses. Being able to keep a crew and equipment in one place for longer genuinely lowers our cost, and we pass some of that on.
On a street where we have already worked?
Tell us the address when you call. If we have been on your block we can usually tell you what your neighbors chose and what it cost them.
